Step 1

The very first thing is to call us and register your details which are simply:

  • Name and contact details
  • Rent looking to achieve
  • Location
  • When property available

We strongly recommend that you only register with one estate agent otherwise you will have multiple agents calling the same tenants for the same property, which means that the price will decrease as the tenant thinks there is more supply than demand!

Then we can start our work!

Step 2

Sourcing the right tenant for you

Once we have details of your property we will find the right tenant for you!

We will update you on a daily basis so you are in the loop!

Step 3

Short or Long Let?

Typically people with short lets are in-between properties or perhaps visiting Dubai for an extended vacation or looking for work.

Short lets provide the convenience of an apartment or villa without committing to lengthy annual contracts.

Typically you will receive more (per month) that if you rented it for the year however its not as regular (for instance it might be occupied 6 months a year instead of 12).

Step 4

Properties with management contracts

For peace of mind for unforeseen issues, we highly recommend you arrange a management contract on the property to deal with repairs.

You need your property to stand out against others and by having this gives you a competitive edge. It can also demand a slight premium for rent, meaning the cost of the management contract is in essence paid by the tenant.

As part of the tenancy contract there will be a clear understanding of the tenants and landlords responsibility, which includes maintenance.

Step 5

Viewing your home

Once we have interest from tenants, we will arrange viewings at a prefered time.

We won't waste your time with people we believe can't afford the rent and only show serious people around the property.

We always recommend a viewing is carried out, prior to any tenancy contract being signed.

Step 6

Receiving an offer from a Tenant

Once a tenant shows interest and make an offer, this will be the starting point of the negotiations.

We will inform the tenant to provide us with the following:

  • Rent
  • Start date of contract
  • Condition of property at start date (unfurnished or furnished)
  • Duration
  • Number of cheques

We are professionals in this field so please let us guide you with closing the deal. Remember if a property is vacant for 1 month, that’s 1 month less rent for the year!

Step 7

Once you offer has been accepted

Once accepted, we will then draft the tenancy contract, collect the ID’s of the parties and collect the cheques.

Once all information has been collected, the tenancy contract is signed.

Step 8

Move In

Congratulations, we have rented your property!!
