What references do I need to get?

For rentals you will need a valid in date passport, residence ID and if you wish (not compulsory) a letter form your previous landlord of good standing.

Who is responsible for contacting the utility companies after I move in?

You as the tenant are responsible for setting up accounts with the utility companies such as DEWA, Du and Etisalat when you move into your property and also when you leave, taking care to provide meter readings at the beginning and end of the tenancy.

How do I pay rent?

At the start of the tenancy we will collect the rental cheques from you and pass these to the landlord.

The number of cheques would have been agreed, during the negotiation period and will either be 12, 6, 4, 2 or 1.

When will the rent leave my account?

Cheques will be cashed as per the dates of the tenancy contract

What happens if my cheque bounces?

It is strongly advisable to make sure you have sufficient funds in your account to maintain the rent due.

If you bounce a cheque there will be bank charges and worst case criminal prosecution as its an offence in the UAE to bounce a cheque.

How do I serve notice to vacate my property?

Notice needs to be provided as per the tenancy contract. Our agents will make it clear with you, during the tenancy contract, what the tenant obligations are to include vacation so there is no confusion. A formal notice will have to be given to the landlord via Mylo.

What penalties will I incur should I break my lease agreement early?

All penalties will be made clear in the tenancy contract, which will be explained during the signing of the lease agreement.

It is advisable that a replacement tenant is found so that the landlord is not at any loss of rent. If you wish to vacate early, please contact us ASAP so we can discuss your options.

What about my Deposit?

At the end of the tenancy the 5% security deposit will be returned by the landlord, less any expense for repair.

It is very important to have a correct check in and check out report, so there are no discrepancies when it comes to lease expiry.

When is my deposit returned to me?

Once the check-out has been conducted, the property has been cleaned to a satisfactory standard the money will be returned to your account, less any agreed deductions.

This typically takes 10 working days and generally no more than 28 days.

How do I renew my contract?

You should inform us two months prior to the end of your tenancy to allow enough time to arrange all the related administration. Please call the office or email info@mylorealestate.com when you are ready to renewal.
